Initial Consultation

The initial consultation meeting usually involves a site visit to discuss potential opportunities and constraints. This is then followed by a discussion on your aspirations, requirements and suitability. Once the design brief is established, you will be provided with a fixed fee proposal which detailed our scope of services . Please contact us for more details.

Feasibility Stage

Once the fee proposal is accepted in writing, we will arrange to carry out a measured survey of your property and confirm details of the design brief. Once the existing measured survey is drawn up in CAD format, we will provide up to 3no. feasibility design options to discuss with you. The preferred option will then be developed further in details for your approval.

Planning Stage

A further meeting will be arranged if required, to discuss any amendments to the design. Most projects may require some form of Planning Consent or Conservation Consent application to the Local Authority. In some cases, it may even be beneficial to have pre-application enquiry application. Project specific advice will be given at this stage. Should you wish to proceed to further with the project, we will prepare the necessary documentation and submit the Planning Application on your behalf. We will also liaise with the Planning officer whenever necessary.

Building Regulations Stage

Once the Planning permission is granted, detailed drawings and calculations to demonstrating compliance with Building Regulations will be required. Either Local Building Control or Approved inspector will be appointed to carry out the Plan Check and inspections on site. We will prepare, coordinate and submit the necessary documentation on your behalf.

Tender Stage
Additional drawings and tender documentation will be produced and issued to the potential builders for pricing purpose.
Construction On Site
We offer site visits as required to resolve any arisen issues or to monitor the quality and progress on site. This is subject to our hourly rate, or an agreed lump sum fee in advance.
